From 30 March 2026, conveyancing teams will need to adapt to new versions of the Law Society’s key conveyancing protocol forms. The 6th edition of the TA6 Property Information Form and an updated TA7 Leasehold Information Form become mandatory for new transactions for CQS firms, replacing previous editions. What’s changing from 30 March 2026? 

The Law Society has confirmed that new versions of the TA6 Property Information Form and TA7 Leasehold Information Form will become the required standard for CQS members from 30 March 2026. The new TA6 6th edition will replace earlier versions which have been running in parallel, following a period of consultation and industry feedback. The updated TA7 has been introduced at the same time to ensure consistency across freehold and leasehold transactions. 

These forms sit at the heart of residential conveyancing matters, and changes of this scale have implications not only for risk and compliance but also for how information is gathered, checked, and reported throughout the transaction. 

Why the forms have been updated 

The revisions follow a significant consultation exercise after the introduction of a previous TA6 edition which substantially expanded “material information” questions and increased the length and complexity of the form. Feedback from conveyancers highlighted concerns around seller burden, usability, and the practicalities of completing detailed questions at an early stage. 

In response, the Law Society has aimed to strike a better balance between providing comprehensive, early information and producing a form that is practical for sellers and their advisers to complete. The new approach also sits alongside wider work on separate material information forms designed for use at the marketing stage, helping bring greater clarity to who is responsible for providing what information, and when. 

Key changes in the TA6 6th edition and TA7 

While the detail will be familiar to many practitioners by now, several features of the new forms are particularly important for both fee-earners and those responsible for risk and compliance: 

  • A more streamlined structure for the TA6, with sections reorganised and explanatory notes updated following user testing with conveyancers and sellers. 
  • Removal or reshaping of some of the most contentious “material information” content from the previous edition, with a clearer focus on information the seller is actually aware of. 
  • Greater scope for “not known” responses where sellers genuinely do not have certain information, which aims to reduce pressure on clients and minimise delays caused by unanswerable questions. 
  • A revised TA7 that mirrors the updated structure and approach, designed to better reflect the complexities of leasehold transactions. 

The intention is that the forms should be easier for clients to understand and complete, while still delivering the depth of information conveyancers need to advise effectively and manage risk. 

What this means for your firm 

For CQS firms, the key point is that the new TA6 and TA7 forms become mandatory for new matters opened from 30 March 2026. Matters already in progress on older editions can typically continue on those versions, but new instructions should move to the updated forms to remain compliant. 

In practice, that means firms will need to: 

  • Update internal templates, precedents, and checklists to reflect the new questions and structure. 
  • Ensure their case management systems and digital tools are configured to use the correct form versions from the deadline date.
